How To Use This Calculator

Pick your province and purchase price. Toronto and Montreal buyers get an extra municipal toggle.

Ontario and Toronto are the only places in Canada where you can be charged land transfer tax twice, provincially and municipally, on the very same purchase. Alberta and Saskatchewan don't charge a transfer tax at all, only a small title registration fee. The chart ranks your result against every other province at the same price.

Your Inputs

Alberta and Saskatchewan figures are title (and, where financed, mortgage) registration fees, not a transfer tax. First-time buyer rebates modeled: Ontario, Toronto, BC, Manitoba and PEI. Other provinces don't currently offer a comparable provincial rebate.
